Demand Estimate
Before appraisal can be invoked, the disagreement has to be clearly documented. We prepare a detailed demand estimate supported by photos, measurements, line-item pricing, and claim-ready documentation that helps define the scope of the dispute.
Note: if we prepare your demand estimate, we cannot serve as your named appraiser on the same file.

Appraisal
When the amount of loss is in dispute, we serve as your named appraiser and manage the process from inspection through valuation. We document the property, develop the scope and pricing, and present a supported appraisal position through the formal process.

Umpire
If the party appraisers cannot reach agreement, an umpire may be needed to resolve the difference. We serve as a neutral umpire who reviews the disputed positions, evaluates the documentation, and helps bring the matter to a binding resolution on the amount of loss.

Appraisal Invoked
Either party invokes the appraisal clause in the policy. Both sides appoint a competent appraiser.

Inspection & Documentation
We inspect the property, document all damage, and build a complete scope and valuation.

Appraiser Submissions
Both appraisers submit their independent estimates. Items in agreement are set. If full agreement is reached, no umpire is needed.

Umpire Resolution
If the appraisers cannot agree on all items, a jointly selected umpire reviews only what remains disputed. Agreement of any two of the three sets the award.

Award Issued
A formal appraisal award is issued. Any two of the three signatures are required for the award to be final and binding.

About William Brannon

William Brannon was born and raised in New Orleans and has been in the insurance industry since 2017. He started on the carrier side as a daily adjuster and worked his way into reinspection and ADR work. One thing William noticed early was that desk adjusters and field inspectors would regularly miss tens of thousands of dollars in damage during the initial inspection. He saw what a difference proper documentation made, and he wanted to be on the side of the process that fought for the homeowner from the start.

Family is everything to William. He shows up, he doesn't miss events, and that same instinct carries into how he handles every file. He slows the process down, breaks it into steps, and treats every client like they're family. Outside the office, you'll find him running, biking, hunting, traveling with his wife, following the financial markets, or at home with Oliver, their cat.

Yes. We work with plaintiff attorneys on appraisal representation and claims file review. If you have a client whose claim has reached an impasse, we can step in as their appraiser or help establish the documented basis for invoking appraisal.
In many cases, no. Settled claims can often be supplemented when new or previously undocumented damage is identified. Denied claims can be reopened under certain conditions. Deadlines do apply, which is why we recommend calling us as soon as you have concerns, even about a closed claim. For questions about your specific legal rights and options, we recommend consulting a licensed attorney.
